We Are Available

Our Hawaii-based staff is available 7 days a week, up to 12 hours per day during busy periods (except major holidays). For the rest of the time, we use a specialty vacation-rental focused service that has access to our reservation system to provide information to existing and potential customers. Even when we’re not around, they will assist customer and take bookings.

We Watch Competitor’s Pricing

We practice an advanced pricing system known as Yield Management to optimize revenue to you. This provides higher overall occupancy and higher average daily rates. While we have clearly defined rate schedules, we evaluate each guest inquiry and consider multiple factors: party size, dates of visit, length of stay & fit with existing reservations to name a few. We may offer discounts or special packages to a guest to get them to book or extend their stay based on all those factors.

We Handle Everything for the Reservation

We respond to all email and phone inquiries within 2 hours during the business day, if it is received overnight, generally within 12 hours. You receive an email notice as soon as a reservation is confirmed, allowing you to keep your calendar current and know what rate was charged.

Our Rental Agreements Help Protect You

We have a comprehensive set of Rental Agreement Terms and Conditions to protect both owners and guests, including a Cancellation Policy that is reasonable for the guest and fair to the property owner.

We Deal with the Taxes

We collect Hawaii General Excise Tax and Transient Accommodation Tax on each rental and pass those taxes through to you to file your own Hawaii tax returns. We can also file and pay Hawaii taxes on your behalf for a fee.

We Protect the Guest’s and Owner’s Funds

Per State of Hawaii requirements, we collect guest payments by credit card or check and deposit them in a client trust account. Those payments are then remitted to you at the beginning of the month following the guest departure date, less our commission and any expenses. We provide a detailed statement electronically displaying guest revenues, commissions and other charges. Periodically, we send out a newsletter to all owners and vendors (like housekeepers, landscapers, etc) to keep everyone up-to-date on trends in the industry and information to keep you and your home successful.
